Im getting married at the end of the summer would this be a cool idea?

We are getting married in front of my soon to be in laws house…they have a huge front yard with beautiful landscaping and even a pool….. and a beautiful house… this is going to be a semi formal wedding no jeans or tshirt or tennis shoes but I thought it would be kinda neat to let the groomsmen wear tuxedo tshirts and black converse with bootcut dress pants. My fiance thinks its cool b/c most guys hate tux’s and dressing up. My bridesmaids dresses are knee length hot pink tube top with canary yellow sashes. If I let my groomsmen do this would it make it informal?

Anyone have experience in dealing with a Home Owners Association?

I’m trying to assist a guy who works for me. He’s in a development with a HOA. He’s the subject of repeated violation notices and threatened fines for violations of their rules.

The problem is that other home owners in the community are engaging in same activities that bring him violation notices without any complaint from the HOA…. above ground pool, unlicensed car in drive, bales of landscaping hay beside house, non compliant fencing, unsecured dog, failure to fertilize lawn, failure to patch bare spots in lawn, etc…

He’s actually talked to these other home owners and inquired whether or not they’ve received any violations. None of them have heard a peep from the HOA.

This guy works for me on the second shift and can’t attend meetings. I have offered to cover his shift the next time there’s a HOA meeting so he can attend.

All his dealings with the president of the HOA have been by phone. From the sound of things she’s a fool. She claims to have no idea what’s going on and says, “I just sign what they put in front of me.”

Does selective enforcement, or failure to uniformly enforce the rules, render the rules unenforceable?

Any advice on how to proceed? I have recommended that he retain an attorney for a consultation, but I get the feeling that he simply can’t afford it.
1. He HAS fixed each and every violation and he’s done it IMMEDIATELY… the same day they were received.

Our other house is under the jurisdiction of a homeowners association, and unfortunately I know quite a bit about dealing with them. Rule number one is the rules do not apply to everyone. The rules apply only to the people the HOA president chooses to apply them to. Rule number two is, if they hate your guts they will make your life miserable just because they can. Rule number three is you cannot win, no matter what. I repeat, once you are targeted, you cannot and will not win. Selective enforcement does not make the rules unenforceable. The bylaws are written such that homeowner is always wrong. I actually received a letter from our HOA president, addressed to me, not my husband, telling me that if I would stop complaining about the six foot pile of dog shet in my neighbor’s yard the community would be a better place, and that my nosiness was a violation of federal law. That did it for us. We got a lawyer. That took care of the problem, and I mean instantaneously. They were afraid of us after that, and they left us alone and made our neighbors comply as well. I took advantage of the protections afforded to us by our attorney and told our HOA president to go F herself, which was very cleansing and healing for me, but very embarrassing to my dear husband. Anyway, a lawyer is the only answer, and you gave your friend the best possible advice. People who live in communities like this exist at the pleasure of the HOA. Or not. If he is fined he will have to pay them because all bylaws have clauses in them requiring the payment of interest and collection fees if the fines are not paid. I could go on and on, but the bottom line is your friend is screwed. Before he calls a lawyer, he should take pictures and make a paper trail. I wrote letters every single day, and they were accompanied by pictures, all of which I kept copies of. Bear in mind, nothing changed until we got a lawyer. I am sympathetic to your friend’s financial situation, but if his quality of life is important to him, he will find the $100 to $500 a consultation with an attorney will cost. Most likely the attorney will review the bylaws and send a letter. That should put a stop to everything, which in my opinion is worth every penny. Most attorneys take credit cards, by the way. An acquaintance wrote this and I thought I would put it out there to see what people’s opinions are of this bill.
I have been challenged with explain exactly “What is Cap and Trade” and I am amazed that very few people that I know has any idea what is in this magical black box. Since this bill has passed the House and is soon to be voted on in the Senate, I would like to make my best effort to explain what it is.
Specifics and formulas have not been worked out to my knowledge so the examples below are not to be taken face value but should get you pointed in the right direction.
Every individual in the United States will be given a set value of acceptable carbon footprint. Every function whether it is purifying water, keeping your house cool, driving your car uses energy. Energy usage through mathematical formulas can be converted in to carbon output. For example, water is pumped from Lake Meade, sent Through processors and filters. Chemicals are added and the water is pumped to your home or business. The pumps from the lake take energy, the processors take energy, the chemical factories use energy to produce the chemical, the water is used and has to be treated back to its original state. The byproduct of all this energy is carbon.
Now we get down to how this is applied to you and your life. Every household will be monitored as to how much power, water, waste, gas, fuel…..to determine if they are over or under their allotted carbon footprint. Believe me the values are not high for example: Water usage-Showers not to exceed 3 minutes per day using a low flow shower head. Flushes using a low flow toilet to be limited to a set number per member per day. Dishwashers, baths, and normal laundry, landscaping and swimming pools will put you over your limit. Let’s just consider them luxury items and you have to pay more for using them.
Electricity gets a little more complicated but follows the same principal. Every household will be allotted so much electricity per resident. The value will be set around 250 square feet of living space per person living in the residence. So a family of four will be allotted 1,000 S.F. of living space and the electricity to light it using energy efficient lighting a limited number of hours per day, air conditioning or heating to climate control the living space at 860F in the summer and 670F in the winter a limited number of hours per day. They will probably throw in 3 hours of TV and some power for small appliances.
Your car, you will be allotted a certain number of miles to drive per week and they will be based on average commute to and from work along with a few errands and necessary trips. If you go over your miles, then you will have to buy carbon credits.
Now, who is going to determine your allotted carbon footprint? The government will and they will also monitor it. So you can save some carbon credits here and spend some there but at the end of the year, you will have to square the account to zero.
Where will you buy carbon credits? Not everybody has a car, air conditioning, 250s.f. per resident and they will have carbon credits left over. Now you just have to buy them. Another example: An inter-city mother of 4 children living in a 550s.f. apartment with no electricity and no daily commute will have ample carbon credits left over and she can sell them to an exchange. We will purchase them from an exchange along with a processing or administrative fee to the exchange.
The intent of the Cap and Trade Bill is the following:
People and individuals who have excessive carbon footprints as determined by the Federal Government will have to make every effort to reduce their standards of living or pay a yearly fee (tax) to keep it. Public transportation is one way to conserve, using public restrooms, laundry facilities, city pools….
The second is that less fortunate households, with many members living under one roof, will have a commodity that they can sell to the more fortunate citizens….otherwise known as “Trickle-Up Economics” or “Redistribution of Wealth.”

If this is so, what do you think is right or wrong? What do you think is fair or unfair? Do you think our government has any place stepping in to your life in such a way? Do you view this as intrusion? How much do you think that implementing something like this would cost?

If you are expecting any I T park or big companies coming in your area in near future you can expect price high. No use of waiting to sell if your house is not in those types of locality. Decide it yourself. If your profession is not real estate don’t enter into that field. What ever I sold in 10 years the value gone up to 5 times. What ever I purchased in 10 years the prices remain same. What to do. I got profit only by selling my lands and houses. But now the value of that area shoot up enormously. The area I sold was located in aristocratic locality. The area I purchased is in industrial town.

i have to make a backyard landscape project. i have 5 sections that i have to cover with some sort of thing (soil, rock, cement, etc.)
to get extra credit, i can make it 3D. any ideas on how?
oh, and i also want a pool for one section, but i have to find that myself. i have to know how much it cost per square foot (find it online so that i can print it out and turn it in so my teacher knows). i can’t find that anywhere. the closest one i found was that it cost about $23-$24 per square foot…is that about right? if you could help me with that too. thank you :)

Are you asking for the average cost of each material in cost per square foot? Or just a pool?

A barebones swimming pool that is 16′ x 32′ (512 sq. Ft) will cost about $16,000.

16,000 / 512 = $31.25 / sq. Ft.

Concrete is about $70 / cubic yard. Divide that by 27 to get a cubic foot. = $2.60. Then divide that by 3 for a 4″ slab (rather than a 12″ slab). = 0.86 / sq. Ft.

Realtor in Las Vegas?

We are thinking about selling our home in the 89131 zip code. We are hoping to also buy a new home in the northwest. We cannot afford to sell our home paying the full 6% commission. Are there Realtors willing to cut their commission if they represent us when we purchase our new home? We have our new home pretty much picked out online we just need a Realtor to take us to the models.
Also….how bad is the market in Vegas?
We have a 5 bedroom 3 bath about 2200 sqft, pool size yard, landscaped front and back, tile/carpet, oak railings (no pony walls), Lamplight home in a gated community. Does anyone have any idea what we can realistically expect to get for our home? Thank you.
Jerrold J do you have substance abuse or anger management problem? Your answer was completely erratic. It made no sense, you were spewing unintelligible and bitter words with no meaning. Why so angry? Not that it matters to you but we have lived in Vegas for 6 years in the same house that we purchased for $189,000. So no we did not spend more than $220,000. I would consider a career change if I was you, “investing” doesn’t seem to make you very happy. In fact you sound downright enraged. Remember the golden rule and you will be a much happier person!

Please DO NOT believe the data in Zillow. The only accurate market data you can have is the one from your local agent.

To get a good picture of how the market is doing in your area (or subdivision) is to ask the following questions:

1. How many months of inventory do you have in your market right now.

2. What is the Realtor’s marketing strategy- it is very important that your home will be exposed to as much buyer as possible and on your part, the home should always be available for showing if an interested buyer wanted to view it.

3. Ask for active comparable listings in your subdivision.

4. What are the sold comparable in your area for the last 90, 60 and 30 days. – these are the amount that buyers are willing to pay for a home similar to yours.

5. Please bare in mind that the buyers will not pay any more for your home than the comparable home across the street is sold for- unless it is a really hot area.

Looking for simple, inexpensive landscaping ideas?

My husband and I have been in our home our home for 3 years now (it was brand new and the yard a blank slate at the time). We’ve been slowly planting assorted trees on the 2.5 acre property but have not done any specific landscaping yet. Now we’re ready! We don’t know the first thing about landscaping nor do we really have an artistic eye as to what would look good. Its going to be expensive to get started, so I’m thinking we want it to be minimal in regards to plants, etc. Maybe some shrubs, possibly a small tree, maybe a few flowers or rocks, etc. We live in a split level home and are looking to do the area in front of the portion of the house with ground-level windows. It is approximately 28 feet wide and we’re thinking of raising the ground up to the lower edge of the shutters (maybe a foot or so) and know we don’t want it to be square. Does anyone know any websites or books that I can look at to give me some ideas of simple layouts?

ideas on how to dye/stain lanscaping rocks.?

i live in el paso tx. everyone here has rocks for landscaping in their front yards. i just bought a new home and i hate the color of my rocks. the rocks i have are grey and i would like them to be a brownish kind of color. i was wondering if there was a way i could stain my rocks a darker color??? any ideas?

Spray paint. I have used it on retaining walls made from recycled concrete.
Flat and camouflage colors work best. Pick up a few different shades. Do a light coat at a time (from 1-2 foot distance) and mix the colors to make them look more natural. When you get a color you like, scrubbing it in with a wire brush will make it blend in better. Highlights of a mossy green can look nice too.

Landscaping ideas for Ohio weather?

We bought our first home last July and the landscaping is awful. This spring we want to dig up all the old crap around the house (dead bushes, old limestone…) and put down new topsoil and plant some flowers and trees/bushes. We will be putting down river rock over top and want to put up some nice edging as well. We have easter lillies coming up right now and we would like to save them and re plant them. What else will look nice and bloom well in Ohio weather? Flower suggestions for the front of house with lots of sunlight? Tree/bush suggestions? (I want something that is dark purple in color )

Take drainage into consideration. Digging around a foundation can lead to water seeping into the basement or crawl space. A damp crawl space is inviting to termites.

Problems finding housing?

I’m planning to (hopefully) move out of my parents house soon. The next town over is bigger than the one I live in now and slightly closer to my job. Since I have a pretty good job and make pretty good money, I looked at some really nice apartments first. Landscaping, gated entrances, nice/neat grounds, good side of town, patrolled often by police, rural areas but still close to or in town etc. I was out looking around, making calls, visiting places today and almost every place that I inquired about-as soon as they asked me how much I earned and/or if I was employed, they told me I made way too much money or the fact that I was employed at all seemed to deter them. They actually took applications back from me!!

I don’t understand, why do they want someone who might not possibly be able to pay their rent. I mean, from what almost all of them said, I make almost double and can’t live there at all?!? At the nice places!! I finally found about 2 apartment complexes that wasn’t based on my income. They were both bad, but the first one was horrible- seedy looking people were standing at the entrance, some guy questioned me as I was looking at one apartment, it was noisy-like they were having a party near the pool area, door knob was broken, and the walls of the apartment had holes in them. Granted rent was kinda cheap, but so was it at the other places (they told me before they found out about my job).

I don’t get it, shouldn’t the amount of low income places equal regularly incomed places? It was soo hard! If I go farther, I run the risk of a longer commute to work. I don’t want to get a place right near where I work either, because I’m not planning to be there much longer-looking for a job now in another city kind of far from where I work now but no closer to my current living situation.

Anyone have any ideas about how to go about this? since I can’t I’ve been looking for roomates for weeks now, and so far, no luck in this area. Any suggestions welcome! and thanks.

Now I’m looking at having to stay in my parents home (which isn’t really, I’m at my wits end) or renting a house where I don’t need that much space. I’m single with no kids…

You were looking at subsidized housing. The police should have been a give away, most of the residents are going to be drug addicts.

Just served with foreclosure papers?

About a year ago, I stopped paying my HOA installments of $150 per month because the complex I live in hadn’t carried out the improvements they’d promised. I bought the place 10 years ago, and they have never painted or maintained the exteriors, the pool is not safe to use, the plumbing in my unit has cost me well over $5000 for repairs (the whole place was plumbed wrong), the electrical system is tenuous at best and really pretty scary, they’ve never repaved the parking even though it’s full of pot-holes, the landscaping is not kept up, and they would NOT let me look at the accounting books. They informed me that they’d put a lien on my place after a couple of months of not paying, and now they have decided to take it and sell it to recoup on the back assessments and all the extra charges they tacked on. I’m thinking of selling to an investor immediately to avoid the foreclosure, since the HOA is refusing to allow me to make up the arrears or state my case.

Any other ideas?

Unless you have a lot of equity in your home…the HOA would not get anything from the sale of your property…so it makes no sense that they would force foreclosure. They would be stupid to do so. It would also look bad and create negative view of the community.

* The first person to get paid in the foreclosure sale would be the 1st lien position (which is likely your mortgage company). The 2nd person to get paid would be whoever is in 2nd lien position…etc…on down the line. If anything, the HOA would be smart to file and obtain a summary judgment against you, not the property…especially in a recessionary housing market.

** If you are current on your mortgage, you will want to notify your mortgage company ASAP. They may offer to pay the HOA fees through your escrow and have you repay them over an extended period of time (I used to be a manager in the escrow dept at Chase and we did this quite often in the past in situations just like this).
